It is also a vocation where practice doesn't always conform to theory, so I would expect that many would seek to learn by soaking up the experience of others.

@Gino Barbaro I believe the seed is set early and fostered via our education system, which by design is built to produce "good consumers and employees". 

My investment strategy: - I want to use the 15k or 20k as seed money to put down on a home out of state (CA is not an option) and do a buy-and-hold strategy on a low risk house. - This house will act as a non-liquid savings account for my kid.

Just start soaking it all in and before you know it, people you know will be amazed at how much YOU know about real estate.

I have yet to see D class work for any out of state investor that is more hands off.

Think of it this way:Appreciation without cash-flow is a SEED.

I’m a new investor, still soaking in all the knowledge and input that this wonderful site has to offer.

Now I'm increasing my investing (10 doors currently) and soaking up information as fast as possible.

And seeds to grow crops are more valuable than gold.
