The trick with doing that, obviously, is that you have to pick up the houses at extremely good LTV's because you have to add in the finance costs for the hard money lender as well.re: Other questions1) Use of heloc?

He sounds like he's trying to help, and it's valuable to have MLS feeds and work with someone you can trust.I've worked with local agents who aren't investors, but they know my target neighborhoods extremely well.
