Not sure about PA, but in NY if there are any lights in common areas the landlord needs a separate meter - you can just go count the meters on the house, if there are 5 then you know there is one for common areas.I wouldn’t use cap rates for a four unit, use comparable properties if possible.

I'm inclined to say no, especially because my margins have gone down significantly with increased property tax and insurance, and I haven't raised rent.

Hey there- from what I understand, the possibility of restrictions on STRs is more so for properties in the city limits of Blue Ridge.

Hi, does anyone know any lender that can do HELOCs on investment properties? 

I'm planning to actively pursue my first investment property in January and am interested in a BRRRR strategy.
