What I can tell you is that I specifically got these locks because they appeared to have the most third-party app integrations, so I wouldn't be limiting my PMS options if I did move that direction in the future.For now though, I manually update the lock codes for each guest ahead of their arrival, which takes about 90 seconds in total - super quick and easy.  

We are in a similar position, and the last flip we did, we put everything cosmetic under a contractor we work with regularly (CR-61/$50k) who was on the job.

You're in the right place.You have a lot on your plate and it's hard to figure out everything at the same time but you're definitely on the right track.The most achievable option to start the journey will be house-hacking.

Would the construction lender allow the $250K to be in second lien position or are you looking for and unsecured $250k loan?

I do know that the level of rehab you're doing and your timeline for completing the rehab will play a role in your options.

You're clearly in a position of power so rushing into another deal or renting something you don't want to rent makes no sense.
