Those are great goals and definitely achievable in the Grand Rapids market.  

Yonatan,Not that I have a great deal of experience yet, but i personally like the large college towns such as Lansing, Ann Arbor, Kalamazoo, Grand Rapids, etc. 

It's probably an extra couple grand so ya just gotta decide if it's worth it.

Fixed it up and sold fast, got a rehab loan for a few grand 4% or so, I was broke and no credit card or friends to ask.  

If anything, the maybe several grand is mostly chewed up by the additional filing requirements with its semi-corp-like nature.Good luck.
