Just be patient, keep driving, follow up on your DM leads, and get a daily alert from your agent on what comes on as a new investor-friendly listing or the best shot, back on market listings where buyers could not close.

So I was thinking about applying that same mentality to this situation, and find creative means to press-forward when so many of my competitors are likely stopping or halting, due to the pandemic.From a safety perspective, to emphasize social distancing, I was going to propose that either the current owners do a video walkthrough via a live video call with us, or that they let us get the keys to allow us to do the walkthrough alone.

Hi @Jay Shah,The CO is required by the city and is typically geared towards safety issues (fire alarms, graspable railings, functioning windows, etc.) and while they will flag serious issues they find, it should not be considered a thorough inspection like one would get performed by a 3rd party inspection service.

Another thing to consider...The safety of properties bought at 70% ARV that are positive cashflowing, providing enormous tax write offs..And cost you a mortgage payment of maybe $350/month to maintain..Are NOT that risky.
