I do not want to wait that long and I'm looking for alternatives to avoid the 6 month wait.   

A few people suggested I still try to close by finding a new lender, including my wife, and I am going against my own nature by shutting down my desire to jump in right now.  

I have no problem investing money if it's a good resource, but I'm naturally interested if someone else can do the job for free!

Think E*Trade but with different paperwork so as to be able to document the individual transactions that occur off-exchange in alternative assets like real estate.  

Other alternatives are offering a cash-for-keys plus returning the full deposit in hope its entices him to leave.Otherwise, hopefully your property is in a landlord friendly state where the eviction process is swift and painless if it leads to that.To your success!
