Find out what the local regulations are and check the local paper if there are any restrictions being proposed for the area. 

Whether that be checking your local zoning codes or HOA declaration if there is one.

Honestly, you should have just stopped at Facebook.There’s nothing quite like receiving an unsolicited online message, random proof of funds, complicated background story, sketchy work locations, and a foreign accent to scream scam any more loudly.

The town treats it as a commercial lodging property so it's exempt from heavy-handed local STR restrictions.The sellers have been open for biz only part time in their retirement.
