I love the number layout, as I did my own rough version and can see the methods are the same.  

The business structure and layout depend on your needs but I personally am looking at forming an LLC.

My wife, for example, loves to cook, so I can usually get a good sense of what kitchen layouts work well and what don't.As far as formal interior design training, I don't have any.

The current layout is US 395 and SR-58 meet at a traffic signal.

Poor building layout, lack of parking and worse not split utilities.

One aspect of MFR re-positioning that has always intimidated me is the rehab phase.I don't feel like I really have a good eye for aesthetics in terms of design, colors, layout, and materials.I've done cosmetic upgrades before, but they were for A-class, single-family homes, so it was fairly easy since I could just choose stuff that I already have in my own home (hand-scraped hardwood floors, granite and marble surfaces, and brushed-nickel or bronzed finishes, etc.)

Bad layout?

With the right layout you can add internal walls & soundproof it.
