I have Clorox or Lysol wipes in all the bathroom and kitchen, anti-microbial cleaners in the same.

We're starting to think about how we will update/add value to the house, and as part of the consideration, we're deciding between adding a fourth bathroom to part of the living area (better cash flow), or opening up the walls between the kitchen and living areas to create an open floor concept (forced appreciation).

For example in my investments in SF - I identify properties that I can do layout changes on - I’ve taken a studio (with a detached kitchen) and converted it to a junior 1br (with open kitchen) That bumps my rent by much more than just doing traditional rehab.

If she likes to cook, spark up a conversation about her dream kitchen and relate it to what you're doing.

For those where it appears they are causing the issue -- greasy kitchen, cluttered closets and garage, etc., we definitely let them know it's their responsibility if they are providing conditions that attract them.

Floors, kitchen remodel, paint, roof, double pane windows, minor landscaping.

They add a dimension to the kitchen for guests.

That is not a small job for a first timer.

The amount increased will likely depend on your permit (i.e. architectural drawings or whatever).While the building inspector isn't specifically looking for code violations when inspecting the garage, it's a good idea not to have any obvious issues in plain view (for example, don't have an unpermitted kitchen rehab or HVAC install in progress when they inspect the garage and expect them to overlook it when they walk through the house!).
