The house was first mentioned as a duplex while a person owned it from 1945-1960  in the historical survey done but it doesn't specifically mention what year it was done (if I can find record it was done prior to 1947 I'd be home free).

Shortly thereafter interest rates pushed into the neighbourhood of 18 - 20% {imagine a mortgage rate like your credit card}, things stalled, and household income/prosperity was dealt a blow from which many argue it has never recovered in this country.Confidence is good, but be confident in the knowledge that the divergence between household income and housing prices/costs have never been greater and, in many areas handily exceed the rate of local/regional economic growth.Just as it would be a missed opportunity to sit on the stuffed mattress and wait for things to return to the range of historic normal, it would equally illogical to assume the current pattern, despite its incredible longevity, cannot come unravelled overnight.

Thinking it will be fully passive, even with turn key properties with a big down payment, and still wanting any sort of decent return (better than say ~10% historical average from S&P500) is not a realistic expectation IMO.
