However if your from the Atlanta area that could be a good place to start as you know the market ( or I presume you do) and there is all sorts of inventory to buy there.Just do not get sucked into buying the highest cap rates as those are always the highest risks.. it stands to reason correct ?

It is my understanding in order for the LLC to truly stand alone it must be commercial and you are not commercial until you have five or more units.

Some times there was no bonanza but sometimes I could help them get restarted if they had the character to stand up and "hunker down" There are a few times I surprised a seller showing up at escrow by saying M/M seller, things didn't go as I expected and I want to change the sales price from x to y.

I have a tendency to over-repair and I'm trying to balance that, but I'd rather over repair than under repair as I do find that it's so much easier to find a good renter quicker, especially when your unit is better than what the competition is offering, it will definitely stand out.Let me know if you end up purchasing flooring, cabinets, etc yourself, I can suggest some  places I've used so that you don't pay more than you have to for the material.
