Many of them are not the actual numbers and are prepared to help the owner.I would take a look at what that subject town shows about the zoning and not just depend on what the owner says. 

Most agents are only licensed in one state, maybe two if they live in a border town. 

I am originally from a small town in the Midwest so am familiar with it.

The second is an 1100 sq foot condo in one of the best buildings in town but it has no view while the first unit has a spectacular view, like mind blowing view.

We have a group in our local town.

However you may want to explore the contribution of those stocks into a tax deferred account of some sort.

Just do all the necessary paperwork to let the tenants know your the new  Sheriff in town and see how it plays out for you. 

In Berwyn, which is the next town over, the trash is included with the water bill. 

Directly south of town and jack britt are most competitive, but not necessarily better deals.
