Make sure you are making fair, initial offers, as to not lose the sale due to "sticker shock"

Dilemma:Even though I was able to get the purchase price down to $170K, based on the comps in the area, I'm paying a fair competitive price, not a low price. 

That would basically mean there is no After Repair Value if the property is valued at 85k that makes the transaction tricky Add some improvement costs to ensure that 105k evaluation and we may have something 

They want some money instead of no money, they may work with you on price - unless their price is actually correct and other buyers will go for it.Just wondering: Is the bank price fair?

I continued to look for investors everywhere I went. at street fairs, through my small network of home owners and business people, hosted seminars on finding and doing fix and flips and built up a group of investors who encouraged me to find them development deals.

I'm not sure how much that matters.In terms of the "fly in ointment" part, they are in fact "renting" to us but whether it's at fair market value or not I'm entirely sure... how would you determine that?
