Typically the election for LLC primarily stems from the "protection" feature and lowering taxes where applicable.

You can establish the LLC and elect to have it taxed as an S-Corp, which is the way most people do it.

Maybe it's meant to be this way to discourage out of country investors?

My cousin may at some point elect to rent the home to me.

I'm actually expecting a pretty soft market until the election next year as the upcoming political circus will likely make a lot of people more hesitant to making major purchases.With that being said, I would recommend building a good team and filling up your network.

Using it for a flip or a pure rental is not what it's meant for. 

This meant they rarely had even 80% listing coverage in any of the major markets and the data was being pulled from secondary systems that agents would forget to update, so the data wasn't always accurate.
