@Ryan Webster I have done plenty of multifamily ground up as well as adaptive reuse and mixed use.Your concern regarding supply is valid.

This way there is no way your intentions or thoughts get mixed up in a game of telephone.

Be sure to follow the rules, not mix your non-retirement funds with your SDIRA, and not do transactions with disqualified persons.

Personally I never mix friends with business.You need to make it clear that if they don't pay they are out and make them sign some type of agreement.  

Some people also choose a mix of both.

If you've already got a good gravel base without the need for any real earth work and just need to pay for slab, building and basic electrical you could come in as low as $20 per square foot but as you mention is will depend on your building size and unit mix. 

My long-term vision with attending these meetings is to bring up new ideas like including more mixed-use zoning, building better pedestrian and bicycle infrastructure.
