.," then put what you agreed upon and have them confirm it in a reply.If they disagree, I would try to work a deal with them to raise rents as much as possible and have them be responsible for utilities, OR figure out a way to get them out by crediting them (also known as cash for keys) 1 month's rent to have money in order to move, or give them back their security deposit + not making them pay 1 or 2 months rent.

I disagree that there really isn't a "number", I believe most people that have 12-15 units and have a W2 job should likely have additional help in some fashion whether it's unskilled boots on the ground (friend, significant other), a PM company, or handyman you can call on.
