I’ll have to find out for sure.In a sale situation the Vivint contract says he must pay the “Transfer Payment” to buy out of the lease if the prospective buyer (me) refuses or does not qualify to assume the lease.There is also a “Default Payment” clause, which applies if you just stop paying the lease for any reason.

For the folks making $300k + I suppose there may be ways to 'get ahead' - however in your case that much take home and so little savings to show for it, as well as prospects to invest there in NYC being dire at best for someone 'starting out' (in real estate, anyways) - means you should take a hard look about getting out of the area - at least since you're on a real estate investing site.If your pride can handle that, read on!

I think the info & definitions will help with the search: I can give you some general info on insuring the property: Here are some things to look for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

On our prospective tenant showings, I hand them a 2 page FAQ doc that lays out the basics about the rental and in that document, it talks about paying rent and the schedule.
