Asking the sellers to repair the whole roof is quite common, sometimes their insurance company will repair it for them!

ADU's might not be super common in Houston.

In my area it is common to have those foundations, I always see water damage when it is.

Listed Rent would be between 3500-4200 per month depending on a local property management company strategy.We have assessed our budget and goals while in Europe and would not want to maintain a mortgage in USA (vacant) AND a rental payment in EU.further details: we are 3 years into the loan at 2.625% int, primary and only residence owned, house will need 2 new AC in next 2 years, water heater, and driveway repairs, would only rent with a property management company as we will NOT want to manage from abroad. 

Have you considered 1031 exchanging into any other types of cash-flowing assets if your goal is to a max out cash flow?

What your goals and strategy will be generally dictate the best market to invest in.

There's a lot to unpack here... and it's not my goal to be a 'downer' on your aspiration... but just telling you my experiences to caution you about being new to the game...First - I don't think we know what state you live in, so just know that foreclosure auctions are handled very differently all across the country.  

What the ones who actually invest do share in common is going to be building an education in real estate investing totally unrelated to what they majored in.

Tampa Can Be a Good Option,it has great rental opportunities in neighborhoods like South Tampa, Tampa Heights, Seminole Heights, Carrollwood, and Brandon.Before buying, analyze costs like purchase price, rental income, management fees, repairs, and vacancy rates to ensure a good investment.Other Florida markets like Orlando or Jacksonville might offer similar benefits depending on your investment goals.
