Often there are students who are seeking out housing that is quiet with no partying as well as clean and modern so looking for dorm alternatives.

PM is refusing to give me the security deposit amount to clean up the house.

What about HVAC systems, water heater, roof, siding, electric, windows, etc.? 

I used to build houses during college and I'm relatively handy - electrical being the exception.

The renters policy will pay those costs as well as other costs that are incurred such as meals, cleaning, etc.If someone gets hurt while in their unit, normally the injured persons attorney will sue both the Landlord and the Tennant. 

biggest unseen expenses I can anticipate might be floor joists, electrical, plumbing (it's got public sewer and water), and perhaps just general full cosmetic replacement if the tenant moves out.

They have been very good tenants and they are keeping the house clean and well.  

I want to know if after paying mortgage, escrow, insurance, electricity and Internet do I have something left?

We painted all the rooms and cleaned the carpet.
