we have individual storage lockers for  each apartment, laundry room in every building, private parking lot, and if you count this i just bought them patio furniture and put it out our courtyard and plan on having someone come in to plant a vegetable garden ( we have a couple seniors who miss their garden and alot of our students are vegans)

I am selling the house and don't care about dings or scratches anyway, and certainly will have ample opportunity to see it anyway, during all these open houses;...So you have never seen a tenant conceal damage by hanging a picture, or placing a sofa or other large piece of furniture, over the damaged area(s)?  

The thing is i don't know how to rent it to other people ( preferably students) because 5 minutes away from my studio apartment, there is a college nearby. i bought all the furnitures in the apartment and the contract is in my name.

Tenants will always want you to move out certain pieces of furniture, even if they want the other pieces, unless they're a short-term renter. 

Maybe they want to measure the rooms to see if their furniture will fit.

I'm willing to bet it's a bunch of old used furniture and nothing of real value. my process is to document what was left behind and then dispose of it, clean up the unit, change the locks, and rent it again.

So, they leave all their furniture, and sublet it as furnished with my permission.I got to where I did not want parents as co-signers. 

I had to remove a piece of their furniture myself.
