Oh, and they were gone by the time the police got there.Just curious how your honesty policy protects your family?

If you do catch them, pressing charges and getting police to do anything is next to impossible. 

My name will be on the deed etc.The reality is there are not HUD police looking to see if the property is owner occupied.

Since I am not quite to a point where I am ready to dive in (need more research, more capital, and to minimize debts and polish up credit score), is using such websites very useful for me for checking deals?

I have also considered having the concrete polished but there are a few spots that have patches and/or  leveler and I am not sure how well it would come out?

The coverage is often capped at around $300k for homeowners polices, and then an umbrella policy would pick up from there, usually up to $1M or $2M, which covers multiple properties and vehicles for the insured. 

The current tenant has severe mental issues among other things and her cat has damaged two of my cars by scratching all over the hood.House is a dump, and I have had to call Police, code compliance, and animal control on a monthly basis. 

Knock on wood, no breakins yet but both me and my cleaning lady have met the police now 3 times, so it does work...  

Are you permitted to do a police record check?

I would go with 2 polices, but check with each insurer to see what they offer and how they would work it.
