I wouldn't go crazy with an accounting software but instead use excel.The other items likely paid for you outside of the PM company are mortgage interest, taxes, insurance, travel to the property, etc.Best of luck.

If someone recalls payment fraudulently through an online software, then we move to certified funds only for rent immediately.

Moving forward we are exploring possibly combing households due to the large size of the property and the difficulty of upkeep but there are several questions/ issues that need to be addressed so it does not put either of us in a compromised position.When her husband died a friend paid off her mortgage due to it going into foreclosure ( 210k total).

Most do not realize the moment they get financing the mortgage/deed of trust is recorded and you cannot sign it "anonymous" or if you use power of attorney, you need to record the power of attorney and you cannot sign that "anonymous".I am curious, why do people want to remain anonymous?

@Bryan Schmidt It sounds like you will need a construction loan to fund the improvements even if the seller were to offer you a second position mortgage for 20-30% of the purchase price.
