@John Horner  I think such a tool would work really well when trying to watch a property over a longer period of time. 

@Brandon TurnerI think it was in the Millionaire Real Estate Investor Book that it was mentioned to always be watching your ROI and ROE on your current properties, that way you can know when you need to sell or refinance.I would think people would have a sheet like this but I have not been able to find one, maybe I'm being to literal or looking to much into this.Thanks for the help!

Some pitfalls to watch out for: - underestimating operating expenses - make sure you have a good mentor or experienced investor or post on BP when you run your #s.

All I have done so far is read books and watch shows, but books and shows can only do so much for me, and a hands on experience would be the best option, but I know by just jumping in would cause a big mess.

Auction company must of got tired of watching people bow out cause they couldn't perform.
