As far as my personal adjustments for my flips are going after smaller, less expensive homes in which I can get in and out a bit quicker which helps deliver some cash flow from quicker flips as opposed to the multi million dollar stuff I had been doing (still have one ongoing).

For me, nowadays we have pre-exisiting relationships with enough PMLs to not have to go looking, but it's taken 10 years of doing business, and consistently doing what we say we'll do (delivering) to get to that point of trust with our lender network.The best advice I can give, which is probably what you've already heard many times, is to start local, go to REIA meetups, be consistently present, learn who's who.

The problem is, they can only negotiate with the owner and After the violations have been cured.Your seller just didn’t know he was buying it with these liens...either his title company didn’t do the City Lien Search for Unrecorded liens/pending liens, but they are definitely valid.The seller can Not keep your EM, as this is a Legitimate lien (regardless of the seller’s ignorance) so your sellers aren’t delivering clear title, which I’m sure your contract requires.
