He had lawyer written contingencies for EVERYTHING (and knew how to teach you to use it)! 

You may have to have them sign a quit claim deed though but I would consult a lawyer or mortgage broker if you decide to go that route to make sure it is all done correctly.

We will be consulting a RE lawyer at some point, but I'm hoping for some early clarification as we put together our initial funding strategy.We will be establishing an LLC focusing on flips as well as BRRR.

I prefer title companies to lawyers for this, since the title company has a lawyer and they will usually talk to you for free.Good luck.  

I'm not a lawyer but have dealt with several estates and you need to think outside the box..

I am not a lawyer though but I would feel comfortable with this in front of a judge holding our lease agreement which they broke which spells this out.
