I re-rent the property to these folks who checked out as far as credit, and employment but I must admit....I didn't really check their mortgage information or criminal background.

if this happens you have to file criminal charges.. simple as that.. property is not going anywhere.. but we should not really talk about this on social media don't want to give the Evil Doers any ideas. 

With 'perfect' credit, criminal, job history, etc we are more inclined to offer longer terms.  

While we can ask if the tenant has a criminal history before we rent to them, how would we appropriately handle a guest of the tenant that has a criminal history, but is not on the lease?
