@Ramon Pena Alvarado in addition to what has already been shared above, here are a few more items to consider:Management - if the park is out of state and you choose to use a third party manager (be extremely careful and selective if you make this choice) that will add another layer of expense.

IIRC we turned the place within a month but did replace the carpet, but we raised the price by 1/2 the carpet cost.Generally pointing out what the seller already knows, and then offering to "eat" that item yourself is the least costly way to go.all cash

I'm sure you will have to take into account the cost of conversion, but it seems like selling four condos might bring more money in then simply selling a fourplex.
