Rent larger home, use cash to rent a smaller home/move to retirement community (disadvantage: less community of older folks; advantage is we can continue to own the home but make money off of the rent payments; but now we have to manage new renters)Basically asking if anyone has experience moving to a retirement community, and what the optimal move is with our current real estate assets.Where could we talk to similar people in this situation?

. - i'm looking for a small mfh in lehigh valley area and have 40k to invest. house hacking is out of the question as my family is already established in the good old garden state. i was told by a mortgage person that it'll be better for me to refinance my house (cash out refinance) to get an equity and lower my payment so i can qualify for higher loan and maybe even able to purhase 2 properties. with the current rate, my interest will likely be higher than what i have now (currently 3.5% and  have about 11 yrs left on it). would you guys recommend doing a refinance in this situation (for a first rental property) or 40k give or take enough to start REI adventure. thank you in advanced for your time and i appologized if this post is confusing for those seasoned investor.

My first purchase was 6 units which I put in cash and then worked to refinance, but most banks I talked to wanted a year of seasoning...there are different banks/bridge loans I could have investigated to change that, but what I'm getting at is make sure you have a solid plan for financing/re-financing in place so you don't hose yourself with a bank saying we'll only refi on LTC not LTV.And like @EdwardLiu said, never believe the seller.Cheers,Brian
