I usually plan on a minimum 2 years lease and would extend up to 5 years if cash flow is good, depending upon the worthiness of the lease option buyer..

I have an open mind when it comes to the type of task at this point yet i feel some will be worthy of small compensation. i am not looking for a part time job necessarily although i am gainfully employed full-time I am in hopes that this can be a win win situation with the amount of members/ transaction taking place in and around this wonderful bigger pockets community. i am open to any and all suggestions and eager to know if i can start immediately analyzing real concrete deals locally and or from a far.

If he were funding the whole thing, that is more partner worthy and 50/50 is common.If for some reason you think you need this particular guy and no one else will do the deal....or if you hope to develop the relationship into one where he funds a bunch of deals, maybe 25%?

If you're looking to simply liquidate and prefer short term, give him a two year note, coach him on increasing credit worthiness, and force him to refi at the end of two years, with a possible one year extension with an associated fee.Good luck!
