Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I've been to some local events when I used to live there (2020-2023) but I tend to like networking 1 on 1 more than at events. 

Also, depending on your STR’s location and your budget, there are companies specializing in remote staging and setup, like STR Launch.

For cold calling I would like them to speak clear English and not obviously sound like an out of the country call center.

@Jim Bouchard agreed with everyone just normal wear and tear, it happens. we just leased a brand new construction home and they've had like 4 things we've had to send someone out for (luckily all under warranty), but sometimes that stuff just happens.
