Most properties that I'm looking at are in the 35-75k purchase range and ARV values of around 110-150, with average Reno cost of around 20-30k with most projects taking 90 days also since there are a lot of FHA loans on these properties it really doesn't benefit to flip it any faster.

It does not report on your personal credit file, however, usually you still will need a sufficient credit score above 650.

I would say to start building your passive income now, and when you have sufficient passive income (with enough of a track record to prove it, which banks want 2yrs) then think about leaving the job.

The new buyer then pays you a one time assignment fee (most of mine range between $3k-10k).Some folks like doing sandwich lease options (this is where you yourself are under a lease option agreement with the seller, and within the lease component it gives you the right to sublease to someone else).

@John Arendsen, if I understand your posting, you're looking to invest in crowdfunding sites, but not as a typical investor but as someone who sits on the board.There are about 20 sites that I would consider to be investment quality, and the remaining 80+ are fairly poor for one reason or another (in sufficient volume, none of experience, poor investor protection, etc.).
