LOLI will not buy a home that the original footprint has been altered or has asbestos siding or where there is more than one of two yard dogs nearby.I can fix a house but not a neighborhood.I love polybutylene, musty, leaking roofs, trees growing in the gutters, cracked foundations,shag carpet, stolen AC's, ripped out electrical and plumbing.

Obviously this assumes that there aren't major infrastructure items to be addressed (ie. functioning roof, furnace, hvac, electrical, plumbing etc), but the projects that come to mine for me are painting the interior, granite counters, flooring, and prefab bathroom vanities.Anyone have their list or case studies that they care to share?

We have to because of Fair Housing Rules (If you have a single unit that two different people applied to and received different results because of different application methods even though they have identical background checks, that is a fair housing violation).

My advice would be: if you cannot inspect the home prior to purchase then adjust your offer to compensate for a full interior renovation - flooring, plumbing, paint, many fixtures, etc.
