Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Do any Fair Housing Experts know if a lease clause requiring tenants to agree that any animals they bring on premises without first supplying ESA documentation will be considered pets would be enforceable?

It removes pet odor, smoke, bad foods, or whatever.

We even had a fairly generous policy of up to 2 pets with no pet rent and only pet deposit.

She also quoted that we cannot charge her any fees or extra rent since her dog is not a "pet". 

In any case pet friendly is what has kept us booked.
