These are generally not up to code and will fail FHA/VA/USDA appraisals, and possibly others.The reason is that the permanent steel lally columns are filled with cement.

I would like to get better "Owner Occupied" terms for the mortgage (FHA 3.5% or Physician Home Loan 5% Down) rather than 20%-25% down conventional investment property terms.Can I put the property in my name and make it my permanent address and primary residence and then live with my wife in her rental, while AirBnB out my unit?

The city has granted flexibility in either renting the lots to RVs on a monthly basis or placing MHs on the lots for a more permanent usage.

Mom got brain cancer and I need to be close to her, a job relocation, my kid got injured and is now permanently in a wheelchair and the old house isn't wheelchair friendly, old house burned down, etc, are what we're looking for.The other alternative, depending on how much it'll cost you, etc, would be to refinance the duplex into investment property financing with a closing concurrent to the FHA purchase closing.

There's basically a short term plan for temporary use, and a long term permanent use plan.The zoning is commercial in an area where it is primarily commercial (the land is zoned general commercial), but there is some legacy residential/commercial mixed in (think small Doctors type offices with the "Doctor" living on premise.)

Good morning allI am writing this post to know if there is (or if somebody knows) a reliable contractor who is able to handle light/cosmetic rehabs but also complete renovations (we currently have this need in two cases).So far we worked with independent contractors (electrical, plumbing etc) but we would like to understand if there is around some GC who is willing to work on a permanent basis giving prices that don't kill the deals.
