Hard money lenders exist for a reason and they have processes and market knowledge to mitigate risk and make short-term lending efficient and profitable. its for these exact reasons I created a 5 year note product and if I do short term the rates are substantially higher. and you have to have deal flow and I am blessed with that.. so your points are exactly on target.. for the average investorShiloh second loans to owners of properties that take all of the chips off the table are by far the most risky of all.
