Today converting to STR is so mundane that the STR potential is built into the selling price and therefore typically it cannot be a value add (I do leave room for places such as a casino is opening in 6 months and the sellers have not yet factored the resulting STR potential into the price as an exception).BTW 2021 and its over 20% RE appreciation has helped these numbers, but they were already outstanding.

I was also looking at Airbnb threads in Houston but to do that legit, you'd need permits and pay special taxes which cut into the margins.Is there anywhere inside 610 where you have the most amount of units in?

Yes it sucks but will save you money in the long run and she will have cash to go put a deposit somewhere else.I took one tenant to court and it took 9 months of garnishing her wages (luckily she had a legit job and wasnt working under the table).

There were some legit reasons for the one star review but some that seemed silly including airplane noise even though this is clearly stated in the listing (they indicated the noise shook the walls - I have never experienced that).

Tell them to contact you if they have any issues with the tenant or if they have any general concerns-Have a list of vetted tradesmen on hand (especially plumbers, appliance repairmen and electricians) so if something needs repaired all you need to do is make a quick call so the tenant and tradesman can coordinate with one another to quickly have the repair made; online reviews will help you decide who is legit and who isn't; I especially like Yelp reviews as they can't easily be faked, unlike Google reviews, which can easily be faked.
