@Tomiko Graves An LLC is a legal entity, with no bearing on taxation.

Legally they cannot take the check out of escrow until 30 days after the lease or until tenants sign the deposit over to landlords. 

As the lender I was issued a lender title insurance policy but I am not sure if the buyer got one too.So morally I actually do owe the taxes but legally it seems that my buyer ( because of his attorneys mistake) now will soon have a tax lien on the property.

I believe this "subject to" is the way I will go as long as I have a good legal contract to protect the seller and myself.

HOA CCR’s and rules are allowed to be more restrictive than govt laws.

@Ashley Swansend If you go the route of putting mobiles on land, you'll need to check with the local zoning department regarding restrictions (if any).

Instead of a prospectus, companies will need to issue investors an offering memorandum, which is a legal document that is not pre-cleared with the regulators like a prospectus would be.
