Main items are age of building, type of roofing system, does it have heavy power, are the floors rated for heavy loads, loading docks, drive in doors, truck access, rail access, public utilities, credit worthiness of the current tenants, long term leases vs. short term, any environmental issues, etc...

Install lock in door between the two halves of the attic As a side note - i do not appreciate the amount of time it took to finish this work. when we signed the contract originally, you were estimating you would be done at the end of March. it is now may 9th and the work hasn't been finished yet.Also, communicating with you had been unprofessional. no timely responses to texts and phone calls, no advance notice of what day you are going to work etc. at some point you actually called me annoying for trying to get you on the phone, I find that disrespectful.

*We created a little mini-kitchen in the downstairs apartment like you would find in a hotel: a little mini-fridge with a small freezer and ice cube trays; a microwave; a coffee set up with coffee maker, individually packaged coffee, creamers, packets of sugar & sweeteners, disposable hot cups & stirrers.

Rocket/Quicken, Homepoint, UWM, if you've purchased more than 1 or 2 homes you've heard at least one of those names (I could have listed more), and all are in Metro Detroit (Rocket/Quicken employs more people than anyone but the legacy auto makers and public school system).

I'd like the grocery store (or employees of) to come an as an equity partner, which I'm sure they'd like to see some type of presentation before making some type of situation -Any recommendations on how to put together a very high level (inexpensive) overview of the deal - I'm asking more marketing wise as in - a company that I could provide with some proforma figures, market analysis, and concept drawings, that could in-turn make a presentation/offering memorandum look like it costs thousands of dollars - to at least let me get some information in front of the decision makers.
