Don’t expect the listing agent to have both your best interests and the seller’s best interests in mind, as it’s impossible to serve two masters.

I've tried to talk to my family members for advice but they're all very discouraging with the often "it can't be done" or "it's almost impossible, don't waste your time", type of mentalities.

Not impossible, but difficult.

However, I have never done this myself so hopefully someone who has can jump in and corroborate or correct.Probably not what you wanted to hear but yeah developing new parks is tough because just finding a place (with enough demand to be profitable) that will allow it is near impossible. 

If anything, our screening criteria will become even more strict as it's pretty darn near impossible to evict at this point without being several months in the red. 

There are reasons why I am getting this property so cheap; the tenants are impossible to deal with.

Every time I hear a bigger pockets podcast, I think it was easy for the guest to do it because they could verify their incomes with W2s but where do self employed people go for financing like HELOCs with all the impossible underwriting that's needed to get affordable financing.  

The d4d functionality is great, but there is almost no reporting and it is almost impossible to see what is happening with the lead (ex, if I set one up to have 3 mailers sent, two weeks later, I am not able to see when the next mailer will be sent or when the original one was sent). 

Before you spend too much time figuring out how to find the perfect neighbors (because I'm sorry to say it's likely impossible) I would focus on how you plan on operating your STR so that it creates and builds value for neighborhood and how you plan to make sure that it will not negatively impact their lives.
