And I am under contract with my wholesaler.however your not under contract with the owner.. so I think you are in no mans land and if it was sold bought vastly under-market I think the seller will prevail if they can prove they were lied to about true value

To make extra sure it appraises high enough for the refinance, this would be after I talk to an inspector and get a few GCs to bid the job, might also get a structural engineer to come up with a repair plan for the GCs to look at when getting me bids.

Changing that to STR pushes the rate up to mid to high 6's, possibly low 7's.
