It is a one time event, so the pain will be very temporary. 

Insurance companies can be a real pain in the a** to deal with sometimes.

.- Gas Boilers - 30+ Years Old- Hot Water Heaters - 10+ Years Old- Electric Panel - Upgraded within past 10 years but could be upgraded even more- Pipes are old, corroded, and some leak often- Windows/Doors that haven't been updated require much more labor to remove/replace as the wood is often rotted- Roof is old, has recent touch ups but will need a major repair down the road (10 years hopefully)- Interior is covered with old wall paper, most walls have multiple layers and are a PAIN to remove- Also, shag carpets were apparently a thing back in the day so get ready to rip those bad boys up and replace them or refinish the hardwood if possibleThere is much more of course but those are some that I definitely noticed right away and are what I plan on tackling, priority wiseAny questions let me know!

We've been contacted by an attorney representing a former tenant and they are suing us for a health related illness caused by mold in a rental property.

The letter stating the need for emotional support, by law requires that it shows a diagnosis of a mental or emotional disability recognized in the Diagnostic and Statistical Manual of Mental Disorders and that they are currently a patient, and it has to be from a Licensed Mental Health Professional, such as a clinical psychologist, licensed professional counselor, mental health counselor, psychiatrist or a licensed psychiatric, or mental health nurse practitioner, with verifiable credentials, licensed to practice in the state of residence (proof including date, type and state of license).2.

I thought it would be super easy but it seems like a pain.

Not a huge amount of money, but if I'm not going to collect what is owed me, then I sure as heck will crush their credit and everything else to make sure they feel the pain. 

One small wrinkle is that about 3-4 units have been rented to tenants who receive assistant from some non-profit veteran and mental health services groups (to be clear 2 separate groups, one veteran, one mental health).
