When dealing with someone buying their own home, it really comes down to putting them at ease about all the findings.

I can see how this might not apply the same way in high priced properties  but down in the cheaper properties it matters a lot.

In particular, in desirable areas, for permanent/good financing, often 25% down doesn't cut it.
