I came across a few good fixnflip deals in the Delray, FL area, but both are in good communities with HOAs.

@Theresa Harris, that's a good point that tenants might not have had to pay their previous landlord for last months' rent.

Besides the low rent she pays she is very demanding, pays late and is not taking good care of the property.
