The third one could be rented out, but I asked him to let me fill it with a tenant so I could do some minor repairs in the house (new carpet, fix some cracked tile, minor stuff he overlooks).

In general- no more than a 3 hour flight from Denver.

If vacancies fill slow and the property needs work, you may want to carefully plan the timing to hit when it is convenient for you and you know you will have the cash on hand to handle it.

I do know that when house go up for rent in our area it's quickly filled but I'm not sure what to put for maintenance.
