I am new to the forum and interested in house hacking a 2-3 flat multi unit in Chicago.

The property prices have been softening and rents have been flat for years.  

Central Jersey has a monthly meeting that the Better Flips team runs which is great for seeing panels and seeing deals pitched.I'm positive North Jersey has a bunch as well!

She also told me flat out she can no longer afford to live there and she's looking to move.

*Feel free to move or remove it if necessary.I'll present my current scenario and hopefully I can receive some advices on how some of you would try to overcome it...I have a paid off home that needs some updates (mainly electrical panels and some wiring, plus septic) but I'm tight on cash till the end of this year.

Everytime i get fear in this business bad things will happened as well.The same with my tyreshop, every time a client get a flat tyre.

The wood laminate flooring panels are coming apart for a stretch of around 20ft, and in some places the gap between the panels is over 1/4" and through it you can see a corresponding crack in the slab underneath.

I have a company in Central NJ and we just charge a flat fee without any markups, or additional fees, but that might change in the future as we grow and need to hire more staff. 

If you check the tourism data from the National Park Service, you will find that tourism to the Smokies stayed flat, and even on a slightly upward trend during the last recession.

Interior is outdated; ceiling tiles, old ugly linoleum, wood paneling, bathroom/kitchen plumbing, outdated lighting fixtures.
