I know the holidays can be a tough time of year for folks, especially perhaps RE agents given the year we've had with lower transaction volume.I'm going to assume there's also a good chance you're going through some personal stuff that would explain the behavior.

Keep discussions on the market and the unit, or behaviors (does one pay sooner or more consistently, stayed longer), not on the specific circumstances of the tenants.Whenever we have an opening we bump rent to market, so newer tenants are often paying more than older tenants.

If we ever have a "drought" (not much of a drought, in Indiana), people just hook up their hose and old-fashioned sprinkler, or even just use the hose with a nozzle.This is standard midwest behavior.

We're at the point where after ten years of renting out grade C apartments in a low rent town, we know more about eviction law in our state than most lawyers do.The corollary is to screen well, but if you're dealing with low end rentals, anyone willing to live there will have bad credit, so what you're really screening for is past evictions, lawsuits, nuisance suits by the tenant, court judgements, and criminal behavior.
