He directs a percentage of personal project earnings to the cause of homelessness in Los Angeles to provide aid and raise awareness for those less fortunate living in Southern California. 25+ years of sales, management, real estate and business development experience.

Use all your money (either directly or leveraged), but give your "experience" partner 20% or something like that.

@Gilbreth Seno  A lender will do this as part of a renovation loan; however, the cash won't go directly to you - it will be paid out to your contractors for the repairs.  

I only sent offers to extremely distressed properties based on provided pictures.My question has to do with direct mailing to Pre-Foreclosures.

HOWEVER  ...... when I  sent a contractor over for a few minor violations (smoke detectors), electrical lights out.....

Absentee owners are already a target and are bombarded with direct mail from investors - the owner probably gets several letters per week.
