I'm primarily looking for:1) Solid Price/Rent ratios2) Low vacancy / and low turnover areas3) Municipalities that are landlord friendly than tenant friendly4) Positive socio demographics & positive job outlook  

A lot of apprehension and financial difficulty in purchasing in that area + East Downtown (inside the beltline) given the current demographics and economics.

I did some demographic and migration studies earlier this year and happy to share.

As communities change, demographics shift, new industries emerge or existing industries see growth the demand for housing spikes. 

Like Michael said they market to a different demographic. 

It's all personal preference, but I have a hard time believing that Extra Space, Public Storage, LifeStorage and their hundreds of millions of dollars on research and demographics aren't considering millennial's and their 'habits' while they are expanding and buying as much storage as they can.

The streets off of Nottingham/Grovewood and E. 185th are pretty nice... well-kept properties, lots of owner occupants... a pretty solid spot, similar in demographics to Old Brooklyn in many respects.

4) Demographic?

That said many health workers have unrealistic expectations on rent so they might not be the best demographic to cater too.  

However, I’m not certain on the population change and demographics.
