While the above 2 comments definitely are true and something you have to consider (paying debt service without the money being at work), you also really need to consider the rest of the terms as well.

David Greene covered the topic on one of the latest podcasts as well confirming that 6 months is a traditional answer for a lot of lenders, but isn't a hard and fast rule, therefore I need to continue to search.Your 75% comment is interesting because many of the HML websites I have been on are all marketing their products around a % of purchase price plus rehab, not starting at 75% of ARV which might (ideally will) cover the entire purchase price.

The neighbors commented to the buyers during the inspection that they were the nicest girls and were doing so well with their goals (one was learning to walk all the time instead of crawling at age ten.)

Bryan your comment, is spot on with my situation: "If there are limited comparable properties, especially direct comparable properties, this makes appraising a property more uncertain and thus places greater liability on the appraiser.

@Astrit Bauta, regarding your final comment of the original post: why would a general partner go through all of the trouble of sourcing a deal, putting together an offering, executing on the project, etc without being compensated?
